Millennium Broadway Hotel
133 West 44th Street, New York, NY
Plaza Construction was retained by CDL Management - USA Region, to provide
Project Management / Owner's Representative services for the expansion
of their existing hotel and conference center. Originally constructed as
the Macklowe Hotel, the Millennium Broadway complex a 4-star
hotel in the Times Square area, strategically located east of Times Square
on 44th Street.
After acquiring the facility in 1995, CDL realized
that the existing 624 rooms would not suffice
to serve the future hotel room demands in
Times Square. A plan was set in motion to purchase
the adjoining New York Paper Guild
Building, raze it and construct a
new 125 room hotel tower.
Demolition started in the spring of 1997, followed
immediately by the commencement of
construction. An aggressive construction schedule enabled the cast-in-place superstructure
of 22 stories to be put in place in just
three months. The interior fit out followed
closely behind with a targeted completion
only six months after completion of the
structure.
Several factors contributed to make this a very complex and difficult project:
The building footprint of 60' x 100' required that material deliveries be
carefully coordinated and the project was shut down for a two-week period
by the NYC Office of Emergency Management due to a construction hoist
accident at another construction site one block south of the project.
Owner activities (telecommunication and FF&E fit-out) were interwoven
with general construction creating additional coordination issues.
