Plaza Construction Corporation was selected as the Project Manager in collaboration with Zubatkin Associates for the New Museum of Contemporary Art, New
York's only museum devoted exclusively to contemporary art.
The New Museum of Contemporary Art held a design competition for their new museum facility constructed on the Bowery. SANAA, a Japanese architect of high
acclaim, was awarded the project with a highly skilled team in museum design. The project reached a critical phase in the design process and the museum was
not happy with the building. They were concerned about escalating costs and building efficiency, and wanted to reduce the square footage of the building.
The directors halted the process and retained Plaza Construction Corporation in joint venture with Zubatkin Associates to lead a Peer Review Process.
Plaza first reviewed the documents compiled and completed an analysis of the budget. The building's design left several questions as to constructability and
efficiency. We realized that the program for the building issued as part of the design competition had not been revisited by the team or ownership, and
therefore should be reviewed. As a result, the building was redesigned to mass museum spaces together and office spaces so that mechanical systems could be
designed to serve groups of floors, and thus reduce the number of units required. Efficiencies with respect to the structure were also realized, and a
single cellar level with mezzanine was introduced in lieu of a two level basement requiring forty feet of excavation.
Plaza maintained involvement with the project throughout the completion of the construction.
