Madison Square Park Tower
This cantilevering condominium tower located in the Flatiron district stands 67 stories, is 310,000 sq. ft. and tops off at 777’ tall. The project started from a small stone-clad base 75’ wide, 100’ deep then ran up five floors and narrowed down to 60’ by 60’. It cantilevers out to the west and continues to grow to the east and west until just over 100’ wide. To keep the slim building from swaying, a tuned mass damper of just under 550 tons was suspended at the top of the building.
This ultra-luxury tower consists of only 83 units. To service such a tall tower, the elevators run at 1400’ per minute. Amenity spaces include a library/meeting space, garden area, basketball third court, yoga space, golf simulator, gym, billiards room, card room, 5th floor terrace and 48th floor lounge/party room with a panoramic view overlooking the entire west side of Manhattan. A custom built robotic parking system takes residents cars into a storage facility, rotates them and then delivers them facing the exit on demand.
