South of Five Condominium

Sitting along the ocean in Miami Beach, this boutique condominium consists of 28 luxury units. Following the demolition of the existing seven story building, crews constructed the new two, three, and seven story buildings, and restored the existing two story 1930's building. The complex rests ten feet below the water table and is supported by 500 piles and a hydrostatic slab which is used to stabilize the one level below grade garage. Extensive planning was required to overcome the site’s “zero lot line” and proximity to two prominent South Beach hotels. The Historic Preservation Board and City of Miami Beach were heavily involved in the restoration process.
